d’Leedon: Shaping Singapore’s landscap

d’Leedon is set to be a world-class icon

d’Leedon is already setting benchmarks in every way. The landmark project is the first condominium in Singapore to be designed by internationally-renowned architect Zaha Hadid, the first female recipient of the coveted Pritzker Architecture Prize; it is the largest single condominium project ever in Singapore; and it has an ace location in prestigious District 10 that is unbeatable.

Developed by a CapitaLand-led consortium that includes Hotel Properties Limited, a fund managed by Morgan Stanley Real Estate and Wachovia Development Corporation (a unit of Wells Fargo & Company), the distinctive high-end 1,715-unit, 36-storey condominium has already attracted much excitement and eager buyers.

“High-end projects, as well as projects with strong location attributes, continue to be attractive to Singaporeans as well as foreigners. The foreigners appreciate Singapore's dynamism and vibrancy. Given its prestigious District 10 location and striking Zaha Hadid design, we are confident that d’Leedon will be well-received by investors and discerning homebuyers who appreciate living in a beautifully-designed architectural icon. We are excited to play a part in shaping Singapore’s landscape with this striking landmark,” says Mr Wong Heang Fine, CEO of CapitaLand Residential Singapore.

Mr Christopher Lim, Group Executive Director of Hotel Properties Limited adds, “d’Leedon has been a closely-watched development, and that is not unusual if one considers its prestige, scale and location. We are pleased to create a new benchmark in Singapore’s residential development scene together with our partners and world-class architects.”

Rising majestically above the surrounding good class bungalows and low-rise condominiums, d’Leedon’s seven residential towers will offer unobstructed views of Singapore’s skyline as well as breathtaking views of large expanses of greenery such as Singapore Botanic Gardens and the Bukit Timah Nature Reserve. It will also have 12 exclusive semi-detached villas.

In its innovative and groundbreaking design, the 150-metre towers appear to 'grow' from sunken private gardens in d’Leedon’s landscape. “This project has presented an opportunity to continue exploring the architectural language of fluidity. For d'Leedon, our first residential project in Singapore, we have been inspired by the site's unique spatial qualities, allowing us to introduce innovative new design concepts,” comments Ms Zaha Hadid, Founding Partner of Zaha Hadid Architects. She adds that the design for d’Leedon is generated by detailed studies of the site’s location, topography and surroundings. “The residences are organised into seven towers which emerge from d'Leedon’s garden landscape to cut a striking presence in the park. The lower floors taper inwards, providing a dramatic visual silhouette, while also maximising open areas for private gardens. The floor plan of each tower is arranged into a ‘flower’ that is subdivided into ‘petals’ according to the number of units per floor. These organic design principles are evident in all seven towers, generating a diversity between each building yet giving d'Leedon the natural elegance of coherence,” Hadid explains.

Water, lush vegetation, sports surfaces, urban plazas and green fields are elements that define the different themes in the landscape at d’Leedon

With the absence of high-rise buildings in the near surroundings, views of Bukit Timah Hill, Singapore Botanic Gardens, MacRitchie Reservoir and the Orchard Road city skyline are optimised

Water, lush vegetation, sports surfaces, urban plazas and green fields are elements that define the different themes in the landscape at d’Leedon

The site has been designated into five landscape bands that are inspired by the distinct components of mountain ecosystems – rock, forest, water, foothills and meadow. Each landscape band has a unique character and ambience, created by a kaleidoscope of plant species and paving surfaces that brings out the essence of each thematic band.

Communal amenities, like sports courts, a running track and fitness stations are cleverly integrated into the landscaping.

You will be surprised how spacious each apartment type is. Whether you choose the one- plus study unit or the four-bedroom apartment, the layout creates a sense of space to suit your needs.
And you will be spoilt for choice! Apartments ranging from one plus study-, two-, three-, to four-bedroom units as well as penthouses, three-storey garden homes and semi-detached garden villas will be made available in phases.
The apartment units range from 590 square feet to 2,400 square feet in size, while the penthouses and three-storey garden homes are about 2,800 square feet to 6,500 square feet in size.

Along the site’s western boundary, 12 semi-detached houses (5,500 square feet to 7,400 square feet in size) will also offer residents the experience of living in a landed property while enjoying the full facilities of a condominium.

d’Leedon also has the larger family in mind. It will feature a cluster of 80 units specially designed to be elderly-friendly. This is to encourage multi-generation families to live close to one another within the same development but not necessarily in the same unit – perfect for keeping elderly parents close while giving them their own privacy as well.

The elderly-friendly units will have features such as infrastructure for the installation of panic buttons in future and space provisions for grab bars. And to enable residents to move around with ease, the units will also not have any steps leading to the bathrooms and wet areas, thereby maintaining the same floor level throughout the apartment.

d’Leedon provides a full suite of recreational facilities, including two 50-metre lap pools, dipping pools, Jacuzzis, water gym, children’s wet play pool, eco-pond, reflecting pools, three party houses, barbeque areas, tennis courts, two clubhouses with reading rooms, games rooms, karaoke rooms, golf simulator rooms and screening rooms, spa pavilions, gymnasium, outdoor event spaces, retail areas and even restaurants. So it is not too far-fetched to say you don’t have to go far to recharge or be entertained whenever you want.

Strategically located in the prime District 10 area, d’Leedon residents will be easily and quickly connected to other parts of Singapore such as the Central Business District. With the Farrer Road MRT Station on the Circle Line walking distance away, the project is also close to highly-sought-after top schools like Nanyang Primary School, Raffles Girls' Primary School and Hwa Chong Institution. Popular lifestyle hubs such as Dempsey Hill, Holland Village and Orchard Road are literally minutes-drive away.

Residents can get their necessities at the Empress Road Market and Food Centre or at the shopping centres close by or enjoy nature at the Singapore Botanic Gardens and Bukit Timah Nature Reserve.
